Developers have bought an empty Guildford office building, with the aim of turning into flats.

The old BSA building on Upper Edgeborough road has been purchased by HJ Collection, a nationwide development company, meaning the site could soon see a significant transformation.

The large building, only a short distance from RGS Prep and London Road Station, was sold for a purchase price of £3.28M, according to the company’s website. Sat on a leafy residential road, the empty office building is in a sought after area. Rightmove estimates than on average homes on the street sold for £425,000 over the last year, 7% up on the previous year

With Building Regulations design development already complete, HJ Collection is proposing to turn the empty building into 23 one-bedroom flats and 26 parking spaces. The company estimates that the development costs will reach around £1.24M.

It is not clear when the flats will be completed or will go on the market, but Google Maps shows that hoardings advertising the properties have already been put up around the site. The posters say they are coming soon.

According to the developers there is also the potential for further planning changes at the site, and early stage feasibility is underway for a rooftop extension, subject to planning approval.

HJ Collection’s website says the site will be “ideally suited to the area’s growing population of professionals, downsizers, and commuters.”
